For years, the formula was simple: more followers equaled more reach. In 2025, that equation has been shattered. The average organic reach for a brand's post has plummeted to a fraction of its follower count.

  • Facebook: Organic reach has fallen to as low as 1.65% for brand pages. This means for every 10,000 followers, only around 165 people will organically see a post.

  • Instagram: The average organic reach rate has dropped to just 3.5%. This reflects an astonishing 12% year-over-year decrease. For a business with 10,000 followers, a typical post is now only seen by about 350 people.

  • X (formerly Twitter): Organic reach is even lower at around 3%, with a dismal median engagement rate of 0.03% in 2024, a trend that has only accelerated.


2026 Projection: This trend is not expected to reverse. Experts project that organic reach will continue to decline as platforms prioritize paid content and a more curated, personalized feed. The "pay-to-play" model will become even more entrenched.


The Explosion of Interest-Based Reach

While reach to followers has collapsed, the opportunity for non-followers to discover content based on interest, relevance, and engagement has exploded. This is where the new "gold rush" lies.


  • Non-Follower Reach: On platforms like TikTok, a healthy account should aim for 60% or more of its views to come from non-followers. This is a key growth metric, indicating that content is successfully being recommended to new audiences.


  • The Power of Shares: Platforms are now placing a massive emphasis on "sends" or "shares." For example, Instagram's 2025 algorithm values sends as the "ultimate discovery metric," placing them above likes and comments for reaching new audiences.


  • Relevance Over Relationships: Algorithms no longer simply prioritize content from friends and family. They use sophisticated AI to track user behavior for how long they watch a video, whether they save a post, or if they click on a profile to deliver content that aligns with their interests, regardless of who created it.


2026 Projection: The shift to interest-based discovery will intensify. As AI becomes even more sophisticated, feeds will become hyper-personalized. The platforms that will thrive are those that successfully recommend engaging, long-form content and storytelling that builds trust, which is a significant advantage for real estate agents who can leverage their daily lives and passions.


At this point, someone is far more likely to run an interest-based search on one of these platforms before finding you. If they enjoy the first piece of your content enough they will go to your profile to look for more of the same and see what else you have going on.


At that point, it is your greatest opportunity to trigger a binge session of your content. If they do binge your content they are more likely to see your content whether they follow you or not and it is likely they will soon. But again, this was a best-case scenario so you need to start telling people to follow you or check out the next piece of content in that series in nearly every post.

You are so much more than a real estate agent just like I am so much more than a writer or content marketing strategist. 


We are NOT what we do.


We fill so many different roles, explore so many interests and seek the answers to so many questions in our lives. It is those relationships, experiences and many revolving passions that make us who we are as people. 


However, when it comes to developing a personal brand and digital presence as a human with a real estate license, most agents default to turning themselves into a boring real estate robot that only talks about the same boring things hoping it will generate a lead. They hide all of the parts of themselves and their lives that real people actually find interesting!
